Make your home appeal to the broadest range of buyers by depersonalizing it. First impressions count, so use neutral colors and simple furniture arrangements to make rooms appear as spacious as possible. Use large floor rugs, potted plants and plenty of mirrors - even in closets - to give the illusion of added space.

Go through each room of your house and decide which pieces of furniture need to be moved. Start by placing large furniture pieces in the room's corners, followed by medium-sized items, and finally small items like accessories. Placing more items in every corner makes rooms appear more spacious, while ensuring that they still feel cozy.

✔ Showcase your property through print and digital marketing, which includes property feature sheets and brochures, “Just Listed” postcards, single property websites, landing pages and social media marketing.

5. Showings

The most important thing to do when preparing your home for a viewing is to make sure it's inviting. This means making sure your house smells clean, inviting, and easy to see how you want potential buyers to imagine living there. You may not think your home needs any preparation for a viewing, but we can assure you that it will make a tremendous difference in how the house is perceived by viewers. 

Prepare your home for a viewing by following these four tips: 

✔ Light a candle before visits to help get rid of unwanted odors. 
✔ Remove all clutter, personal items and high value items. 
✔ Ensure all the light bulbs in the house have been changed and are functional. 
✔ Make sure your home is tidy and ready for visitors. 

A home viewing is an opportunity to sell your home quickly. A well-presented home will attract more interest and make it stand out from the competition.

6. Notary Closing

Your home sale is completed on closing day when ownership is officially transferred to the buyer. As closing day approaches, there are a number of tasks to complete:

✔ Find a notary to represent your interests and manage closing documentation. The notary is usually chosen by the buyer.
✔ Arrange and schedule your move requirements or obtain estimates from reputable moving companies and book as far in advance as possible.
✔ Contact utilities to have meters read on closing day and coordinate cancellations, transfers and change-of-address notification for medical, financial and contracted services, licenses, subscriptions, memberships, and personal mail.
✔ Meet with your notary to sign required closing documentation to discharge any mortgages, transfer the deed, and to provide the keys for the buyer.
